What is the 2-Year Property Investor Visa?
The 2-Year Investor Visa allows individuals who own property in the UAE worth AED 750,000 or more to obtain a renewable 2-year residency visa, without needing a job, company, or sponsor.
It’s ideal for investors who may not yet qualify for the Golden Visa (which requires AED 2 million+), but still want a legal residency linked to their real estate asset.
Key Eligibility Criteria
Minimum paid-up amount: AED 375,000
- ○ This is NOT 50% of the property value
- ○ Even if the property is AED 1 million or more, you still need to have paid only AED 375,000 minimum
- ○ This is the rule for all properties between AED 750,000 and AED 2 million
Common Misunderstanding: Clarified
“If my property is worth AED 1 million, do I need to pay 50% (i.e., AED 500,000)?”
No. The rule is fixed: AED 375,000 paid minimum, regardless of whether your property is AED 750K or AED 1.5M. You don’t need to pay half — just reach the AED 375,000 mark.
