The Real Estate Golden Visa offers 10-year UAE residency to individuals who have invested AED 2 million or more in Dubai property. This visa is designed to reward real estate investors with long-term stability, family sponsorship rights, and independence from employment-based visas.

Updated Eligibility Criteria (No Mortgage/Payment Barriers)

As per the latest DLD and ICA regulations:

  • The applicant must own property/properties with a combined value of AED 2 million or more
  • The value is based on the title deeds, sales contracts, or official portfolio summary from DLD
  • The following do not matter anymore:
    • ❌ Whether the property is off-plan or ready
    • ❌ Whether it’s mortgaged or paid in full
    • ❌ Whether it’s under construction, handed over, or payment plan ongoing

What matters is:

👉 Your net share in the total real estate portfolio must be AED 2 million or more. Even joint ownership is allowed — as long as your personal share meets the threshold.
